01 — What is a fire door?
A fire door is a specially designed door assembly intended to resist the passage of fire and smoke for a specified period when it is correctly selected, installed and maintained. Fire doors form part of a building's passive fire-protection strategy.
Unlike active systems such as alarms and sprinklers, passive fire protection is incorporated into the building itself. Walls, floors, doors and other fire-resistant elements help divide the building into sections. This process is commonly referred to as compartmentation.
A correctly specified fire door may help protect escape routes, separate higher-risk areas and slow the movement of fire from one part of a building to another. The required solution depends on the building design, occupancy, fire strategy and applicable project requirements.
02 — Why fire doors matter
Fire doors buy time. By slowing the spread of fire and smoke, they give occupants additional time to evacuate and give emergency services a better chance of containing an incident. They also help protect the escape routes people depend on to get out.
Because they are ordinary-looking doors in daily use, they are easy to overlook. A fire door that has been wedged open, poorly installed or fitted with the wrong hardware may not perform as intended.
03 — The complete assembly
Performance depends on every component working together as one system:
- Door leaf — constructed with materials and internal components selected for the required specification.
- Frame — compatible with the leaf and prepared as part of the specified assembly.
- Intumescent and smoke seals — expand under heat to close gaps around the door.
- Closer — returns the door to the closed position so it can do its job.
- Hinges, locks and handles — specified to suit the assembly.
- Panic and emergency-exit hardware — where the door serves an escape route.
Substituting an essential component — a different closer, a non-specified hinge, a replacement seal — can affect the performance of the whole assembly.
04 — Ratings and requirements
Fire doors are described by the period they are intended to resist fire, commonly 30, 60, 90 or 120 minutes. The rating required for a particular opening is determined by the approved building design, the occupancy, the fire strategy and the location of the door — not by preference.
In South Africa, fire-door requirements form part of the broader building fire-protection framework. The applicable requirement for your project should be confirmed with the relevant authority or competent professional.
05 — Selecting a fire door
Before a fire door can be quoted or manufactured, the following usually needs to be confirmed: the required fire rating, opening sizes, quantity, wall construction, direction of opening, ironmongery requirements, finish, and whether vision panels or louvres are needed.
06 — Correct installation
Even a correctly specified door will not perform if it is badly installed. Gaps, packing, fixings, frame alignment and the way the door meets the surrounding construction all matter. Installation should be carried out by people who understand what the assembly is meant to achieve.
07 — Inspection and maintenance
Fire doors need periodic checking. Typical checks include the condition of seals, gaps around the leaf, whether the door closes fully from any position, the condition of hinges and closers, and whether anything has been fitted or altered since installation.
